Limited Request For Proposals

With the expansion into the first floor space following renovations at 
the UC IMC building, the old downtown Urbana Post Office, some space 
that the IMC has been using in the basement of the building is available 
for rent starting December 1, 2005. This is specifically _not_ a public 
announcement, in order to solicit tenants most compatible with the 
mission and goals of UC IMC, as well as to provide the greatest synergy 
with the multiple uses of this community center. The UC IMC Space group 
is issuing a Limited Request For Proposals by those interested in 
leasing space in any of four rooms in the basement of the building at 
202 South Broadway in Urbana.

The following is a list of the available rooms and the approximate 
monthly costs to lease. Final monthly costs are subject to variance 
prior to lease signing, due to current uncertainty in the energy 
markets, potentially negotiable renovation costs, and pending approval 
by the Space group of the latest estimates of costs to the IMC. All 
square footage is approximate. These spaces are air conditioned and 
utility costs are included in rent. Rooms are generally rented as is, 
unless other arrangements are made prior to lease signing. All rooms are 
in the basement and are generally as described. You should make your own 
determination of suitability and fitness, as UC IMC offers these spaces 
as is. Lease terms are generally one year, although this is subject to 
modification and negotiation.

The Large West Room, $170/month
500 SF, not currently securable, HVAC noise issues (that are solvable), 
cosmetic water damage

The Men's Locker Room, make an offer
300 SF, not currently securable, very small window

The Current Production Room, $150/month
322 SF, sink, pegboards, suspended ceiling

The Current Biz Office/RFU Room, $110/month
180 SF, lots of nice windows, odd shape, access through Meeting Room

Any questions about making a proposal can also be sent to the above address.

Please submit your proposal as soon as possible. The Space group will 
consider all proposals, including those on file, submitted prior to 5pm 
on Nov. 30 at its November 30, 2005 meeting, starting at 8pm. Based on 
decisions at this meeting, the Space group will offer leases to those 
proposals it considers as a best fit. The IMC reserves the right to 
change, modify, or consider other proposals if a lease is not signed 
promptly with an approved proposal.
