Our plan for HVAC is to put a large fan at the vent at the end of the
hall. Some experimentation may be neccessary to figure out whether
it's best to have the fan pointing in or out and which end of the
hallway it should be in.

That vent leads out to the larger room which is in turn
air-conditioned. Should do the trick.

I have no leads on the modem front.
